This 1,400 sq. ft. space is inside an enclosed mall, just next to a large store that is now Belks but will be turning into a Dicks Sporting Goods store in ~6 months. Our space is the black space marked in the attached drawing labeled Outline of M1201 space.
I also included photos taken inside the space recently that show the walls with some kind of structure designed to hang racks or hangers from. There is also a shot of the front of the existing space that for now we need to keep in its current state.
I’ve also attached photos of our previous shops. These were all on short term leases, and in this mall we will be on a long term contract so the mall needs to have our shop look much more professional and upscale. In plain language they said that the photos show stores that would be unacceptable in their mall.
We need to have drawings, layouts, sign concepts that will upgrade the appearance of the store, and make it appropriate for a medium high-end shopping experience.
The back roughly 400 sq. ft. is currently taken by storage, a bathroom, and some small fitting rooms that for now we intend on leaving as is. We will need to build in 2 9’x12’ massage rooms back there eventually.
I’ve included an inside layout done by a local friend labeled FL PL2 that shows a possible layout.
We have chosen Body & Sole as our business name, and I’ve included a Biz Card shot to show what we’d like as a sign/trademark.
We want to be perceived as a clean, quiet, relaxing, healthy environment that people of all income levels will feel comfortable entering. Of course we need to please the mall management and convince them that we will be a positive addition to their environment.
We want to create a Chinese style, they love reds and blacks as you can tell from the photos. We also have a ~3' jade colored budda on a black stand that we'd like to use as a decoration. My wife is Chinese and can easily get things directly from China.
This is a now project, we want to open September first if possible, or as soon after that as necessary.
After the designs are submitted I'd guess that there will be some modifications necessary so I'd say yes, we will want ongoing communication with the winning designer.
CHEAP is necessary. By that I mean that I've only got about $30,000 to get everything done, the drawings, the decorations, setup done ready to open. Anything that we can do ourselves would be great, but we're not artists or craftsmen.
Cost of design implementation will be paramount. The first impression the design gives will be second. By that I mean much of our traffic will be passers-by, and I want the store to look inviting so they will have no fear to come on in and try a massage.
Topview, eye-level view, color schemes, suggested decorations, furniture other than the massage tables and chairs. Drawings, or concepts that are ready to submit to the mall for approval and that I can easily work from to achieve the given look.

Note from Client 8/6/2012:
I will be needing a design with the existing store front - I have to leave the storefront as is, no paint in other words.
