Thank You for your consideration on our entry. Our presentation includes PDF format drawing sheets for detailed appraisal of the plan, elevation and section drawings; the JPG copies of those three drawings are simply for screen preview on Arcbazar's site.
Our design places the Phase B main living areas on the second floor level to take maximum advantage of the view during waking hours. The split level entry creates a gracious entry into that upper floor space without making the entrance to 'remote'. This is a common strategy we utilize on Southern California sites to 'see over' the neighbors below.
In Phase A, the full-height cabinet space at the northwest corner of the kitchen can be utilized as a space for a stacked clothes washer and dryer unit to provide laundry service until the completion of Phase B.
Space constraints on the second floor level of Phase A made a full bathroom strain area limits, so instead we've provided a toilet room for use of the bedroom occupants for morning and evening convenience and placed the full bathroom at the lower level. That arrangement could be modified to provide a wardrobe and storage space at the second floor level, if you chose.
We hope you enjoy reviewing our entry and will look forward to seeing your determination of the winning design. Your project has been an engaging design challenge, and great fun to work through!
Sincerely, ARC 912
