I am in the process of a major one-level full renovation of my home. I opened up the entire main living space which was previously blocked by load bearing wall and an under utilized room addition from the previous owners. I have added a new room addition for a new kitchen which is already being constructed and is designed by a kitchen designer. Now that I have opened the entire space, I am looking for the furniture floor plan design, including the placement of a 42" wide ventless linear fireplace (can be used anyplace since it's ventless) with suggestions for the actual furnishing. Last year the entire exterior was renovated so now it's time for the interior. My existing furniture is not a consideration as I am fine replacing it. The space needs to incorporate both the living room and dining room. Think layered monochromatic neutrals, natural fibers, Zen, relaxed environment. No creams, whites...more natural fiber colors silks, linens, stone, soft metals....soft taupe and warm neutral grays. mid tone woods, etc.
I want to achieve a design that is timeless, yet contemporary and will not look dated in 5 years. My style is a very soft, relaxing, contemporary-Zen without primary Asian. It has to be unique and creative and not a DIY decorator look. I have access to most furnishing but due to business demands and demands from my contractor for final details that include fireplace placement, built-ins, electrical, etc., I am open to working with someone who can also provide some of the new furnishing.....
I am very creative and good with design (grew up with a Mother who was an ASID Designer) so not looking for anyone who is a practicing "decorator". Very discerning taste and for the right person, this is a great challenge.
Open game for creativity. Under construction so still have time to incorporate options. Looking for a spectacular design for my Fireplace wall and overall floor plan for furniture, rugs, art and flow of room. Currently considering porcelain wood plank tile with radiant heating in the entire space. New living space flows into the new kitchen. I have the blueprint of the entire space being renovated. No mid-century, modern or traditional....please.

that the enclosed blue print diagram was developed for the general contractor only. The kitchen design is not final but rather a depiction of the kitchen floor plan for construction purposes. The cabinets will be slab wood in a medium brown with a very slight grey cast, quartz counter tops (final color not selected), integrated sub zero wine / ref. and wolf cooktop and oven.

Design area and table must include dining for 8-10 people. Please feel free to design dining and living room areas anywhere in the space except for the family room. These areas are marked on the print for existing space only. Feature wall or walls would be fantastic to add as well.
