We are purchasing a 460 sq ft condo in a downtown San Diego high rise building. We are going to be using it as a vacation rental, so we would love something that really will stand out when people see photos and make people want to stay in our condo - something modern yet cozy (we really like the mid century modern style).
The current floor is a dark grey rectangular tile and the walls are light beige and exposed concrete. The ceiling is exposed concrete. If possible, I do not want to repaint the walls. I would like to keep the overhead lighting and fan there as well. I would like to lighten the space up with the dark flooring and dark kitchen.
As far as furniture in the studio itself, if possible I would like a queen bed, a small dining or pub table (to fit 2-3 is fine), a couch that could also be an extra sleeping spot if needed (so futon, day bed, or pull out bed style if possible), then a tv somewhere. As far as anything else, whatever you think would look good in the condo is fine with me. I just do not want it to be too cramped with furniture when people walk in but I don't want it to look too bare either. A rug or rugs would be awesome also.
We also need window treatments for the full size windows to the balcony - I am thinking roller shades but am open to ideas here.
Not as important, but if you could figure out something for the patio, that would be great (patio furniture can't have bright colors per HOA rules - must be neutral).
Lastly, since this will be a vacation rental, we are looking to spend as little as possible to furnish and decorate it (think Ikea). We don't want it to look cheap, but we don't want to worry if someone spills or ruins something.
