The home is a classic cape, built in ~1940’s, and it has ‘excellent bones’. We wish to redo the whole left side of the house -- from front to back (south-east to south west). This section of the home has its original wallpaper, original plumbing, original radiator heat, original electricity. It’s been untouched for 70 years.
The whole space measures 25.25’ x 15’ and sits on top of the garage, so all plumbing is fully accessible.
This space currently accommodates a coat closet, and 2 Bedrooms that are separated by a full bath. Windows are in the standard Cape places. Front bedroom measures 10.5’ x 12’; bath is 6’x9’; back bedroom is 8’10” x 14’.

I’m looking to rejigger the space, add some natural light, and update the bath.
Combine the 2 BRs into one master – which I’ll use as my primary home office (I work full time from home).
Give more space to the small bath and update the features, bring laundry up from the basement.
Final layout should accommodate: coat closet, one bedroom, full bath, clothes closet, stackable laundry. Would like to have the bath in this master suite share its commode with the first floor guests. Else, we’ll need to add a ½ bath.
Function is more important than style. Looking for classic, simple lines.
When we move on (in ~8-10yrs), this lovely home will most likely be torn down to make room for the big mega mansions :(
To my knowledge, there are no load bearing walls.

Since this home is most likely a tear-down, the priorities are: affordable, updated features, style.
Looking for a workable floor plan. If the builder requires more detailed plans, I’d prefer to work with the chosen designer

**Important** There are only 2 potential ways to enter this remodeled area -- the first is through the current access -- in the center of the space (see image for clarity). The second is through the current coat closet. All other spaces are unusable - because of a stairwell or fixed kitchen cabinetry.
