We have 3200 sq ft house on 3/4 acre. The front is 75 yr old charming gabled house with brick and carved concrete siding on an 80 by 370 ft lot in South Louisiana. A Master Suite and Great Room have been recently added so house is U shape on spilt level around a patio/ courtyard with small pool and covered outdoor kitchen. We plan on building a carport in front to match. The back yard is expansive. Unfortunately, with two toddler kids we now have no guest room. Also, we are moving from larger home with enclosed 3 car garage plus metal carport to smaller square footage and no guest room. Also, my husband will no longer have a separate room for his drums. And now I have no gym.
We need a floor plan for a separate guest/ carriage house to put at back of property. It needs to have a one car garage/ workshop area for few tools- (only tinkering really). Goal 2 is a guest master suite and a kitchenette. Goal 3 is a large living/ recreation area that will serve as a music studio for my husband’s band. This needs to be at least 400sq ft. I would like it to open up the yard so band could play to the patio/ pool area. Goal 4 would be using this band space eventually as a multipurpose recreation room when kids are older. Goal 5 this same room might be 2 story with small gym overlooking recreation room and patio upstairs. We would like highly developed concepts meeting all goals, but # 1-3 are absolute must haves. At which point we could work further with winning designer for executable plans. We have selected a builder and do not need onsite availability.
For outside we will match the original old gabled house but I would like metal roof. Our style is traditional and eclectic but incorporating some contemporary details. Not ultra modern or eco design. Mainly interested in interior floorplan. No carpet. High ceilings. Full attic not necessary. Bamboo wood floors in mother in law area vs stamped concrete in music/ living room with rugs. Wired speakers and projector rather than big screen. Granite or marble countertops in bath and kitchen- Narrow but full height fridge/ freezer and separate icemaker, but otherwise electric galley kitchenette. Maybe drawer dishwasher and combo convection /microwave set up. Upstairs patio should provide a downstairs covered patio. Music room should open towards main house by carriage or barn type doors so band can play for pool parties. Single car garage could have a typical garage door but be at least 8 feet high and should have extra wide or pocket door so husband can load drums from music room into minivan in garage. Fireplace would be extra feature. Walk in closet/ storage with built in drawers. Master bath need large shower not tub. Large sit down vanity. Mom is older but not elderly. She cannot climb stairs well. Incorporate computer nook in kitchenette? Band/ living space will need to have a constant sitting area that band wives and guests can sit to enjoy with or without band playing. Exterior stairs to gym a plus as would be 1/2 bath near garage. Looking to spend $200K US, less better!
Will select design that meets all goals and uses space creatively and best to keep construction costs with regular building materials down. The interior decoration is not as crucial. Thinking of guest room for mom who will likely come to live with us in couple years, but husband who needs space for his numerous drum kits now. But also as usable space for kid slumber parties etc...

Guessing 1500 square feet? Available part of lot to build on is 80 wide and roughly 150 feet deep to patio of main house. I see either shotgun or L shape for guest house. Front of main house looks east. Would put guest house on southwest corner of lot, backing up to fence so windows on south and west might be high just to let in light. Patio views of north and east property. Would drive in from east on south side along fence. No trees to worry about. Landscaping to come later.
