Subject property is under contract for purchase. The exterior stair way is very wide from the bottom of the driveway, as as it elevates, the step width narrows to the front entrance. The front entrance arch is very high and narrows, it maybe 4' in width at the entry way with a brick entry porch before entry to the home. Existing door is wood with side glass. The attached photo,shows bottom two steps extending into the garage opening (about 18'') not allowing full access for a vehicle to enter the left side of the garage. Stairway is not attractive and unsafe for elderly people to obtain access, the entry opening to the home is high and in combination with the steps does not offer curb appeal. The home is located in Hilton Head South Carolina, subject property has an elevation of 14' to accomadate flood plain. Facade is stucco, color is white, steps appear to be concrete brick soldier course.
The goal of this is to create a new stairway entrance, that allows an easier and safer access to the front entry. Soften the front arch opening to the home in conjunction with the stairway. Promote some visual appeal with steps and entry arch of the home. Allow full access to the garage by removing steps that impede access. Create curb appeal with use of materials that are natural (stone, stone veneers,blue stone etc) if appropriate. Need to keep design in context of the home. Once purchased trees will be puned to espose windows and shrubs will be allowed to grow taller to soften the height.
Current home has a somewhat contemporay look, no architectural details to windows, garage to create visual appeal, stucco is white, garage door also white. Elevation is 14' due to flood plain. Hopefull demoliton of exisitng steps can be kept to a minimum, any design must be approved by the Home Owners Association. Willing to discuss all options Stairs and entry should create safe entry, code compliant, allow full access to garage,create visualand curb appeal to home. New owners will make subtle changes to exterior with new color scheme,(conceptual gray) new garage doors, roof in 3 years. New Owners design taste would be moderate to conservative, would want improvement to fit the area, but provide a level of tastful curb appeal but be different than other home owners
Again we would like to keep demolition of existing steps to a minimum if possible. will consider all options. Use of materials to enhance curb appeal and soften the facade of the home, create safe entry to the home. Design should be contractor friendly, i.e. contractor can accomplish build out with minimal complexity. Looking for affordable design and construction, provide use of other material other than brick and concrete, keep in context of stucco facade. Projected budget is $15,000.
