This is an interior remodeling project of a 1208 sqft home with 3 bedrooms and 1.5 baths. Total property square footage is 5739 sqft. Property is in good condition inside, but is outdated. My intentions for this property is to lease it fully furnished for short periods at a time. Maximum occupancy should be six (6). Lease periods can range from 1-week to 1-month. Being that said it needs to have all the right amenities for someone coming out of town. it needs to have the right amount of appliances and furniture, but not too many so that it doesn't feel cluttered since property is small to begin with, so maximize spacing. It needs to feel modern, clean, spacious, colorful, uncluttered, with proper lighting, and comfortable. The property is advertised to have a "ranch" look. I don't have alternatives tor redo the exterior according to the association. Nevertheless, the inside should have some connection with the outside from the concept of the build of the house.
You need to accommodate somewhere in the property a small office space that will allow the placement of a scanner/printer. I don't envision using the chimney, but it will remain for decorative purposes, but please improved the look. We need to have a flat screen TV in the living room (maybe on top of chimney?), and in one bedroom that could be devoted to children. The children's bedroom could have bunk beds, and needs to have a game console. Occupancy for the children's bedroom can range from 2 - 3 depending on age of children. Bedroom could fit 3 small children ages <10 or else fit 2 if > 10.
No carpet in the living room, kitchen, hallway, and master bedroom. The other two bedrooms can have carpet. The rest of the home should have the same type of floor unless you think the kitchen should have a separate floor. Considering that property will be leased wood floors are out of the question due to the high cost in case they get scratched. You may consider engineered flooring or porcelain.
Kitchen appliances required are: Refrigerator, dishwasher, microwave oven with integrated exhaust, gas stove, toaster.
Current bath has a tub, but I don't like the tub and would prefer a shower.
I am also open to a reconfiguration of the floor plan. So, be creative, but practical to control the cost.
Ceiling height can not be changed.
Water heater can be relocated to attic.
Consider using stackable washer and drier to maximize space.
Would like a better entrance door with a 2-layer door. First door with an iron door and glass that allows more lighting into the house followed by the wood door.
Home is very dark inside and has a sad look due to abundant shade from the outside trees, therefore, inside needs to consider bright color to add life.
Limited book shelves. Don't want to clutter with a lot of decorations, but would like one area to have magazines and some books for reading. Can consider artwork paintings to add character to the home.
Kitchen can have granite countertops. Shelves should be light wooded color.
I am flexible with the windows. So look forward to your proposal. I am planning to replace the windows with double pane to improve heat transfer efficiency, so, in the process of replacing windows I can incorporate any proposals you present.
As far as the landscaping is concerned. As you can see this property is in a dense wooded area, but landscaping on the side needs life including the patio. You need to accommodate an open grill for bar-B-Q and seating.
Outside patio behind bedrooms lacks meaning. I am flexible. Would like to add something to improve the view. Can consider paving that area if you feel its better.
The proposal for this project needs to be presented with 3 options:
Option 1: Current floor plan configuration with shower instead of tub.
Option 2: Modified floor plan configuration at your discretion.
Option 3: Modified floor plan configuration at your discretion with 2 full baths with showers not tubs.
I will provide you an updated file with internal dimensions soon. The dimensions posted in the sketch I sent you are for the wall perimeter of the house.
Would like to keep the entire remodeling cost between $30-$40k. Want to start project in May. So need to lock design by mid April and give ourselves 2 weeks to discuss final touches with the selected designer.
