[b]Hilltop Land Development Masterplan & Architectural Concept[/b]
The concept of this project is simply to create slim and clear linear hard-scape massing for the building and place them following the existing site contours to minimize cut and fill of the land. In between the buildings there will be steep landscape where we could create lavish greenery / soft-scape (as the contrary to the hard-scape) utilizing local vegetation to add curb appeal inside the whole property development area, which will make this hilly property more stand out among the rest of the buildings on Port Moresby Peninsula, also when it is seen from the hilly mainland (Spring Garden Road axis, where the property is mainly facing).
Main view orientation of the most salable residential buildings will be towards Walter Bay, the coastline along Walter and Joyce Bay, an an overlooking city view between Port Moresby Peninsula and Jacksons International Airport. The buildings at the higher terrains (i.e. Zone 1) would have maximal benefit from all of these views.
At the arrival area, people will be led through a cascading roadway and landscape (which consists of recreational mini park, playground, jogging and hiking track) to Zone 1 (to either club house and commercial area at the lower terrain or townhouse-like service apartment buildings at the upper terrains. This meandering roadway is to compromise the steeping landscape, where it requires longer route but provides close-to-the-nature experience when people get through it. This road will also lead to Zone 2 and 3 in the future stages of development. Zone 2 and 3 will also have green plazas of their own.
At lower terrains of Zone 1, people will find commercial and F&B area (public zone, consists of retailes, cafes, restaurants, beauty center, groceries, bakery, convenience store, and probably banking and post services). If they have member access or property-owner access, they can proceed to the private and semi-private areas at the upper level (e.g. convention/ multi purpose hall, gym (spa could be also added), tennis court and swimming pool (which has infinity view and cascading-down concept), club house lounge and viewing deck). The club house lounge, arcade room, viewing deck, and swimming pool are placed relatively quite close to the service apartments so the owners/guests of those premises could have a direct access whenever they like.
